Our preconstruction staff at Trident Mechanical Services draws on over thirty years of experience in the mechanical contracting industry. Our proficiency in the construction of detailed budgetary models comes from our involvement in design build / assist projects over the last twenty years. We specialize in using early design narratives to develop detailed cost models. We approach the preconstruction experience as a transparent trade partner that works as a part of the project team to maintain or better the mechanical project budget.

Our leadership began its journey into BIM in 1998 while working on a large semiconductor site and the client requested we utilized our current CADD software to three dimensionally design the piping and ductwork that was to be installed in a restricted tool install environment. Our experience has expanded to the current environment where our BIM staff can work in the design teams’ model. This design assist method allows for a reduced overall project BIM budget as well as limiting the amount of design rfi’s required on a typical project.

Our early years in the semiconductor industry necessitated a focus on prefabrication in an offsite clean environment. We developed SOP’s that focused on fabrication shipping restrictions, spool piece identifiers and production completion metrics. That education evolved into the philosophy of moving as much plumbing and mechanical site work into our fabrication shop. Our internal system of measurements substantiated a significant increase in production versus our field labor factors. The material tracking in our shop versus field was also a benefit of moving this work to our fabrication facility.

The utilization of BIM and offsite prefabrication are two critical steps in our lean construction process. As we transition to the project site, we identify the key stake holders and identify the lean construction objectives. While purchasing equipment or fabricating materials we forecast our need dates to assure just in time deliveries. The utilization of pull planning with our trade partners requires a truthful presentation of scope durations to accurately define a lean project schedule.
